HOA New Desert Princess Homeowner Information Dear Homeowner: Welcome to the Desert Princess Country Club and Resort. Our homeowners are very important to us and we want to do our best to keep you happy. This packet will provide a brief introduction to the general rules and regulations of the Homeowners Association (HOA). It will also let you know what we do as an Association and who to call with questions or problems. In addition to taking care of all the common areas in the residential areas, we maintain and operate the Country Club for your enjoyment. The following is a brief summary of some of the Association's responsibilities. Landscape We are responsible for all the landscaping surrounding the units. Please call the HOA office at (760) 322-1907 if you have a request for bushes or trees to be trimmed, notice flowers dying, or have any other concerns regarding landscaping. We will evaluate the situation and place a work order concerning your particular problem. Maintenance The responsibility for maintenance depends on the particular problem and location, whether it is within the unit, outside the unit, or attached to the unit. Please read the Declaration of Covenants, Conditions and Restrictions (CC&Rs) for a complete explanation of the general maintenance responsibilities of both the Association and the individual owners. Trash Trash pickup for condo owners is through the use of common area dumpsters. These dumpsters are located at the end of the garages. Villa homeowners are responsible for contacting the city's trash service contractor to arrange for regular pickup. Villa residents must place their garbage curbside on the designated trash pickup days. If you are a Villa homeowner please call Waste Management of the Desert at (760) 340-2113 or (760) 324-1741 to set up garbage pickup. Parking Each homeowner has a garage available for parking. Additional parking spaces are available for use by both guests and homeowners. There are no assigned parking spaces. Except for parking within an enclosed garage, parking on the Desert Princess property is limited to no more than seven (7) consecutive days. Mailboxes Mailboxes are located in clusters near the units. Mailboxes are the responsibility of the United States Post Office. If you need a key or have any questions about your mailbox, please contact the Cathedral City Post Office at (760) 202-8830. Security To report any vandalism, disturbances, violations of the Rules and Regulations, or any other security problems, please call the Security Department at (760) 322-0441. For your safety and security, only persons who have been cleared by a homeowner or other authorized person will permitted to enter the Desert Princess property. If you are going to be having guests, deliveries, vendors, repairman, or other visitors coming to your property, please call Security at the Vista Chino gate, (760) 322-0441, to authorize your visitors. For reoccurring or frequent guests or vendors you may submit a written gate access list to the Security Department. Over-Seeding Each October we over-seed all open areas. Water is turned off on both the golf course and the common area lawns to force the summer Bermuda Grass to go dormant so we can plant the winter Perennial Rye Grass. This process takes approximately one month to be completed and during this period the grass areas may appear brown. The golf courses are closed during this over-seeding process. Golf Cart Rules Golf carts may be driven on the streets at the Desert Princess. When driven on the roadway a golf cart is considered a vehicle and is required to obey all traffic regulations including stop signs. When used on the golf course golf carts must be driven on the cart paths where available. Anyone operating a golf cart, club-owned OR privately owned must have a valid driver's license. Children under the age of twelve are not permitted to ride in any Desert Princess owned or operated golf cart. All carts operated on the property must be registered with the association and are required to be insured. Country Club Dining Room The Desert Princess Country Club offers dining room service during season. Please contact the club for information on times and reservations at 322-1655. Information on dining hours may also be found on the in-house cable station on channel 98. Cable TV Time Warner Cable provides cable service for all Desert Princess units. The cost of this service is included as a part of the monthly homeowner assessment. Questions regarding the cable service, such as poor reception or requests for premium channel service, should be directed to Time Warner Cable, (760) 340-2225. Other Utilities All homeowners are responsible for initiating and maintaining water, electric, telephone and gas service to their home. * For water service, call Coachella Valley Water District - (760) 398-2651 * For gas service, call The Gas Company a (800) 427-2200. * For Electric Service, call Southern California Edison at (800) 427-2200. * For phone service, call Verizon at (800) 303-4000 (additions, changes, new orders) or (800) 303-1000 (repairs). Assessments, Dues, and Fees Where do I pay, and what is it for? Be sure your payments are going to the right address. See below: HOMEOWNER ASSOCIATION ASSESSMENTS Paid to: Desert Princess Homeowners Association 28-211 Desert Princess Drive Cathedral City, CA 92234 Homeowner Assessments cover the service and maintenance of the common areas, including landscaping, security services, maintenance services, gate access and cable TV. PROPRIETARY ASSESSMENTS Paid to: Desert Princess Country Club 28-211 Desert Princess Drive Cathedral City, CA 92234 Proprietary Assessments are paid by each Homeowner and provide: 1. A non-exclusive easement for ingress, egress and access to the golf course, clubhouse, bar, restaurant, fitness center, etc. 2. An opportunity for homeowners to purchase Special Club Memberships for the use of golf and tennis facilities. Note: Proprietary Assessment billings are included in the Association coupon books mailed annually to facilitate your payments.
